The Opportunity

Longo Custom Builders is seeking an experienced Project Manager who can lead complex luxury custom homes and high end renovations with clarity, ownership, and exceptional customer care. This is not a desk only position and it is not simply schedule tracking. Our Project Manager is the business leader for each assigned project, connecting the customer, design team, estimator, Site Supervisor, vendors, and trade partners so the work is properly planned, documented, communicated, and delivered.

What You Will Own

  • Take ownership of assigned projects from the pre-construction handoff through closeout and warranty transition.
  • Lead the customer relationship through proactive communication, weekly updates, meeting preparation, decision tracking, and clear documentation of commitments.
  • Maintain the master project schedule, milestone dates, procurement plan, and overall coordination with the Site Supervisor’s short term production plan.
  • Manage project financial performance, including budget tracking, commitments, purchase orders, change orders, allowances, draw support, cost forecasting, and early identification of variances.
  • Confirm that scopes of work, selections, plans, specifications, approvals, and vendor commitments are complete before work is released to the field.
  • Coordinate architects, engineers, designers, vendors, trade partners, inspectors, and internal team members to resolve questions and protect progress.
  • Review field conditions regularly and partner with the Site Supervisor on quality, sequencing, manpower, inspections, constraints, and recovery plans.
  • Maintain complete and current project records in the company’s project management system.
  • Lead owner and team meetings with clear agendas, decisions, assignments, and follow through.
  • Manage project closeout, final documentation, customer orientation, punch completion, and a clean handoff to warranty and aftercare.

  • Customers understand what is happening, what is needed from them, and what comes next.
  • The field receives complete, approved, and buildable information before work begins.
  • Schedule and budget risks are identified early, communicated clearly, and actively managed.
  • Commitments, decisions, and changes are documented promptly and accurately.
  • The Project Manager and Site Supervisor operate as one team with clear ownership and no gaps.
  • Projects finish with strong quality, organized closeout, and customer trust intact.

Qualifications

  • Substantial experience managing custom homes, luxury renovations, or similarly complex residential construction.
  • Working knowledge of residential construction methods, plans, specifications, scopes, contracts, budgets, schedules, allowances, and change management.
  • Demonstrated ability to lead customers, design professionals, vendors, and trade partners with confidence and respect.
  • Strong written and verbal communication, organization, follow through, and financial judgment.
  • Comfort using project management, scheduling, document management, and Microsoft 365 tools.
  • Ability to travel regularly to projects throughout metro Atlanta and maintain a valid driver’s license.
  • A degree or professional certification is welcome, but proven performance, judgment, and residential experience matter more.

Work Environment and Physical Requirements

This role combines office work, meetings, driving, and active jobsite visits. Candidates must be comfortable walking active construction sites, using stairs, and working in changing weather and site conditions.

Employment Details

  • Full time position based in the metro Atlanta area, with travel to assigned projects and meetings.
  • Compensation and benefits are based on the responsibilities of the position and the candidate’s demonstrated experience.
  • Employment is contingent upon verification of work eligibility, references, driving record where relevant, and any other role appropriate screening.
