You are analytical, curious, persistent, and willing to dig into the details. You know that an accurate number depends on an accurate scope, and you are comfortable identifying gaps, asking hard questions, comparing proposals, and explaining cost drivers without creating confusion.
What You Will Own
- Review plans, specifications, design documents, site information, and selection status for completeness, coordination issues, and pricing risk.
- Perform quantity takeoffs and develop detailed estimates organized by the company’s cost code structure.
- Write clear, complete trade scopes of work that define inclusions, exclusions, quantities, responsibilities, and project specific requirements.
- Solicit, level, analyze, and follow up on proposals from qualified vendors and trade partners.
- Identify missing information, conflicting documents, allowances, alternates, assumptions, contingencies, long lead items, and value engineering opportunities.
- Maintain current pricing, vendor relationships, estimating templates, historical cost data, and proposal records.
- Collaborate with the customer, architect, designer, Project Manager, Design Coordinator, and field team during preconstruction.
- Support budget presentations with clear explanations of cost drivers, scope options, allowances, and unresolved exposure.
- Update estimates as plans and selections develop, maintaining version control and a record of changes.
- Prepare a complete estimating handoff so the construction team understands the final budget, scopes, proposals, assumptions, risks, and outstanding items.
What Success Looks Like
- Budgets are detailed, traceable, and supported by clearly defined scope.
- Important plan, specification, and selection gaps are identified before construction.
- Trade proposals are comparable, complete, and aligned with the intended work.
- Allowances and assumptions are realistic and clearly disclosed.
- The project team can convert the final estimate into commitments, purchasing, and construction planning without rebuilding the work.
- Actual costs and lessons learned are used to improve future estimates.
Qualifications
- Demonstrated estimating or pre-construction experience in custom residential construction, luxury renovations, or similarly detailed building work.
- Strong knowledge of residential construction systems, sequencing, plans, specifications, quantities, scopes, and trade pricing.
- Ability to perform takeoffs and build detailed estimates using estimating software, spreadsheets, and project management systems.
- Strong analytical thinking, written scope development, vendor communication, organization, and follow through.
- Ability to balance detail and speed while clearly communicating the confidence level and risk behind a number.
- Field experience is highly valued because good estimating depends on understanding how work is actually built.
- Construction education or certification is welcome, but accuracy, judgment, curiosity, and proven experience are more important.

Work Environment and Physical Requirements
This role is primarily office based but includes plan reviews, vendor meetings, and periodic site visits to understand existing conditions, verify scope, and improve estimating accuracy.
