Our Building Process
Our program consists of these steps:
Design Consulting
We believe that to construct a quality home you must first have a quality plan. Whether you bring your own plans or would like to work in conjunction with our professional architects, we work to develop a design that is beautiful, comfortable and within your budget. We take time to explore your family’s requirements, your individual tastes, and your dreams.
Plan Approval & Permitting
The Second step in our process is the commitment stage. In this stage, you will commit to the design of your new home and we will commit to the cost of the project. When this is completed, we ask all parties to sign a contract and make a deposit representing a solid commitment of all parties to the project. We require a deposit for custom homes and earnest money deposits for Pre-sale homes. At this point, financing for the projects must be secured. When the contracts are in place and financing is secured, we then have you sign off on both the plans and the specifications for your new home. With all parties in agreement, we then file for the proper permits for construction. Permits typically take 6 to 8 weeks to process through the government agencies.
Schedule
Once permits in place, we sit down with you and go over a detailed schedule for your home. At this point, the schedule is an estimate. We update the schedule as we go through the construction process. Most of our new homes are completed in 150 to 180 days from start of construction.
Construction Involvement
We believe the project is more than just another new house, it is your home. Therefore, we wish to include you in the construction process. To facilitate this, we ask that you set aside approximately 1 hour per week during the construction process to meet with one a our representatives. During this time, we will accomplish several things:
• Address any of your questions or concerns
• Discuss your selections
• Lay out of rooms, cabinetry, electrical, plumbing, etc.
• Discuss tasks for the next week
• Update the schedule
This program is very successful for our customers. In taking the time to meet once a week at a given time, every week we can address and resolve issues before they become problems.
Completion
We consider your new home complete when:
• We receive the Certificate of occupancy from the City or County
• All construction items are complete
• Vincent Longo Custom Builders, Inc. has been paid in full (including any and all upgrades)
• The home is professionally cleaned
After we have completed our tasks we have a walk-through with you. During this walk-through we make a list of any outstanding items that need to be completed. All parties sign off on the walk-through and possession agreement at this point.
Customer Service
Customer Service is a priority for us. Our commitment to quality construction and customer satisfaction doesn’t end with the completion of your home. We encourage our clients to call with questions or concerns.
